Annual Appeal 2015-2016

Residents Room Renovation

If it is not one thing, it is another when it comes to maintaining our buildings. A pro-active approach to routine maintenance is the most cost effective way to preserve our investment in our site.

Through on-going preventative procedures, we are best able to save substantial long-run costs, extend the life of key equipment and keep operating smoothly on a day-to-day basis.

Over the years, contributions to the Circle of Friends have helped the Little Sisters accomplish many needed repairs. This year’s Annual appeal goes toward bringing a burst of energy and brightness to the home by renovating the residents’ rooms. There has been no renovation to the rooms in the last 12 years. Most rooms have “turned over” several times. It is time for new paint, vertical blinds as well as addressing any needed lighting and electrical issues.

We look forward to having you assist us in this important project to achieve warm and tasteful renovations to our Residents’ rooms that will create the comfort and order of Home for many years to come.

A Stitch in Time Saves Nine

If it is not one thing, it is another when it comes to maintaining our buildings. A pro-active approach to routine maintenance is the most cost effective way to preserve our investment in our site.
Through on-going preventative procedures, we are best able to save substantial long-run costs, extend the life of key equipment and keep operating smoothly on a day-to-day basis.
Over the years, contributions to the Circle of Friends have helped the Little Sisters accomplish many needed repairs. This year’s appeal is for a series of maintenance projects that are very important in the short run and have serious cost savings ramifications for the long run.

Roof Repair: There are a number of water pockets on the Apartment Building and Chapel Roof. A complete water penetration check and necessary repairs must be completed before the rainy season begins to eliminate the possibility of serious damage.

Water Valve: An important backflow pressure valve which keeps hard water from flowing into our soft water supply must be replaced to ensure the proper functioning and lifetime warranties of our kitchen and laundry equipment.

Kitchen Exhaust: Our kitchen is in operations seven days a week for three meals a day.Recently our kitchen exhaust system has begun to fail. Both the hood and the fire suppression component need replacement to maintain the functionality and safety of our kitchen.

HVAC Motors: Eight motors on various heating, ventilations and air conditioning (HVAC) units are in need of repairs. Refurbishing the motors will not only boost overall air filtration and fresh-air intake, but it will also extend the useful life of the HVAC units.

Plumbing: We continue to face on-going plumbing issues. Replacing the entire system would be disruptive and expensive. By fixing only what is necessary, we are best able to control costs and keep operating smoothly.

Nurse Call System Upgrade

It is vital to have fast and efficient communication when caring for and ensuring the safety of the elderly in need of long term assisted care. Having an easy-to-use and thoroughly dependable nurse call system can make all the difference when responding to an emergency and saving a life.

During the initial study to replace our fire alarm system, it became clear that upgrading the nurse call system would also be necessary based on today's healthcare facility construction codes.

The fire alarm and nurse call systems share the same annunciation lights and many of the same wiring paths. Combining the upgrade for these two obsolete systems into one cohesive project is both necessary and cost effective.

The nurse call system is integral to providing quality patient care. Easily accessible call stations in the Residents' rooms are connected with the nurse station console. Staff knows immediately who needs attention and their location. Notification is done through audible tones, colored dome lights outside the Resident's room and indicators at the nurse console.

Like the fire alarm system, the nurse call system will be installed in all four floors of our Residence Building which includes residential living, assisted living, skilled nursing, two dining rooms and our auditorium. Service will also be installed in our independent living apartments and parts of the convent.

Annual Appeal 2012-2013

Fire Alarm and Nurse Call System Upgrades.

The need for a fire alarm system in a healthcare facility such as Jeanne Jugan Residence is critical to protect the Residents, employees, visitors and Little Sisters. In addition, it is important to protect the buildings, capital assets and vehicles of the Home and others.

The decision to review the system for replacement is based on several important factors. While most fire alarm systems are manufactured to have a life span of 15 years, the Little Sisters’ system has been in service for 33 years. Manufacturer support and parts for the current fire alarm system have been unavailable for some time.

Another key factor of concern is compliance with today’s rules and regulations. There have been considerable improvements and changes since 1979 in the directives from the U.S. Fire Safety Act (FSA), the Americans with Disabilities Act (ADA) and the California Office of Statewide Health Planning and Development (OSHPD). Upgrading or changing the fire alarm system triggers the need to meet these current building codes.

 

While our initial study is not complete, it has become clear that including the Nurse Call System will be required. This system is also original to our 1979 construction and falls far short of today’s healthcare facility requirements. The upgrade to the Nurse Call System goes hand and hand with the upgrade to the Fire Alarm System and is a mandatory building code inclusion.

Annual Appeal 2011-2012

Residence Building Upgrades

This year’s Annual appeal goes toward updating the corridors and community areas in the building where the Residents live.

At the time the building opened in 1979, it was considered state of the art in design and comfort for seniors. However, time marches on. Decorating and life style trends change. Floors, walls, and doorways take the abuse of daily use. The ocean air, rain damage and hot summer days add to the wear and tear. Before you know it, not only does our space look rough around the edges, it has the overall feel of being stuck in a distant decade.

This year’s project is to revisit our interior look and make revisions in color while adding visual interest to create a clean and attractive design. With well-chosen changes we believe we can transform the environment without incurring major expenses.

The future look will be in line with what our residents find inviting and liveable. It must appeal to senior at all levels: active adults, assisted living, as well as skilled nursing. We want the perfect balance between user-friendly and attractive.

An additional goal is to create appealing common areas that will encourage Residents to get out of their apartments and rooms. These areas will almost seem like extension to their private space. We want to incorporate as much of our existing furnishings into the new design program and successfully make it feel as if it has all been designed and appropriately planned together.

Hospitality and Meeting Center

We are pleased to report that we are extremely happy with the results. By diligently pursuing multiple bids on each part of the upgrade, we were able to achieve, and in some cases exceed, our expectations while keeping the expenses in line. We actually completed the project under budget

The electrical system was the most expensive part of the project. This was a much larger effort than we anticipated primarily because of continued expansion of safety requirements imposed by the City of Los Angeles which included adding a second electrical panel.

The Hospitality Center has already hosted a ten day retreat for seventeen Little Sisters from all over the United States. Other Little Sisters have also used the Center for their private retreats. Just this past weekend, the members of our Association Jeanne Jugan used the Center for their retreat.

We look forward to many more proactive uses for the Hospitality and Meeting Center to benefit our order in the years to come.
